US New Home Sales Hold Near 4-Year High
Sales of new single-family homes in the United States fell by 1.7% from the near-four-year high in the previous month to an annualized rate of 745,000 units in December of 2025, firmly above market expectations of 730,000, to mark the second-highest level in the period. Sales were sharply higher in the Midwest (31.7% to 108,000) and the West (9% to 170,000), which were offset by a plunge in the Northeast (-37.3% to 37,000) and the South (-6.7% to 430,000). Despite the slight decrease, housing inventory fell by 2.7% from the previous month to 472,000, equivalent to 7.6 months of supply at the latest sales period.

It was the sharpest increase since August of 2022, lifting home sales to their highest since February 2022, likely helped by builder incentives aimed at alleviating affordability challenges that have a firm grip on the resale market. Sales of new single-family homes in the United States surged by 7.4% from the previous month to a seasonally adjusted annualized rate of 724,000, extending the 1.8% increase in the earlier period to the highest in six months, and firmly above market expectations of 680,000 homes. The sales were in line with the growth in mortgage applications in the period as benchmark borrowing costs fell. The surge in sales was the most prominent in the South (13.6% to 483,000 and the Midwest (3% to 69,000), which offset declines in the Northeast (-22.2% to 28,000) and the West (-1.4% to 144,000). The median home price eased by 1.9% to $403,600. Meanwhile, housing inventory was at 503,000 units, equivalent to 8.3 months of supply at the current sales rate.
