US single-family home prices backed by Fannie Mae and Freddie Mac increased by 1.7% year-over-year in February 2026, following an upwardly revised 1.8% rise in the previous month. For the nine census divisions, home price changes ranged from -0.7% in the Mountain division to +4.2% in the Middle Atlantic division.
