US House Prices Rise More than Expected: FHFA

US single-family home prices backed by Fannie Mae and Freddie Mac rose 0.3% from the previous month in July 2026, more than market expectations of a 0.1% increase after being unchanged in June.

For the nine census divisions, home price changes ranged from -0.8% in the Mountain division to +1.5% in the Middle Atlantic division.

Year-on-year, house prices rose 2.6%, the most in nearly one year.

The 12-month changes ranged from +0.6% in the Mountain division to +6.3% in the Middle Atlantic division.

US single-family home prices backed by Fannie Mae and Freddie Mac were unchanged in June 2026 from the previous month, falling short of market expectations for a 0.2% increase. Despite the monthly stagnation, prices edged up 0.3% in the second quarter compared with the first quarter and were 2.1% higher than a year earlier. The housing market continued to show broad-based appreciation, with prices increasing in 46 states and the District of Columbia over the past year. Alaska recorded the strongest annual gain at 8.3%, followed by Vermont at 7.3% and Hawaii at 5.8%. Illinois and West Virginia both posted increases of 5.6%. However, not all markets moved higher, with house prices declining in four states. New Mexico recorded the weakest performance, with prices falling 1.2% year-on-year.

US single-family home prices backed by Fannie Mae and Freddie Mac increased 0.3% in May 2026, following a 0.1% decrease in April, beating market expectations for a 0.2% increase. Among the nine US census divisions, seasonally adjusted monthly price changes ranged from -0.6% in the Pacific division to +1.4% in the East South Central division. On a yearly basis, home prices rose 2.2% in May, following a 2% increase in April. The 12-month changes ranged from -0.3% in the Pacific division to +4.5% in the Middle Atlantic division.
