US House Prices Unchanged in June: FHFA

US single-family home prices backed by Fannie Mae and Freddie Mac were unchanged in June 2026 from the previous month, falling short of market expectations for a 0.2% increase.

Despite the monthly stagnation, prices edged up 0.3% in the second quarter compared with the first quarter and were 2.1% higher than a year earlier.

The housing market continued to show broad-based appreciation, with prices increasing in 46 states and the District of Columbia over the past year.

Alaska recorded the strongest annual gain at 8.3%, followed by Vermont at 7.3% and Hawaii at 5.8%.

Illinois and West Virginia both posted increases of 5.6%.

However, not all markets moved higher, with house prices declining in four states.

New Mexico recorded the weakest performance, with prices falling 1.2% year-on-year.

US single-family home prices backed by Fannie Mae and Freddie Mac increased 0.3% in May 2026, following a 0.1% decrease in April, beating market expectations for a 0.2% increase. Among the nine US census divisions, seasonally adjusted monthly price changes ranged from -0.6% in the Pacific division to +1.4% in the East South Central division. On a yearly basis, home prices rose 2.2% in May, following a 2% increase in April. The 12-month changes ranged from -0.3% in the Pacific division to +4.5% in the Middle Atlantic division.

US single-family home prices backed by Fannie Mae and Freddie Mac decreased 0.1% in April 2026, following an upwardly revised 0.2% rise in March, missing market expectations for a 0.2% increase. Among the nine US census divisions, seasonally adjusted monthly price changes ranged from -0.8% in the Mountain division to 1% in the New England division. On a yearly basis, home prices rose 2% in April, following an upwardly revised 1.8% increase in March. The 12-month changes ranged from 0.2% in the Pacific division to 4.4% in the East North Central division.
