US House Prices Unchanged in February: FHFA

US single-family home prices backed by Fannie Mae and Freddie Mac were unchanged in February 2026, after four consecutive months of rises, and missed market expectations of a 0.2% increase.

For the nine census divisions, home price changes ranged from -1.1% in the Mountain division to +0.6% in the South Atlantic division.

Year-over-year, house prices rose 1.7% in February.

The 12-month changes ranged from -0.7% in the Mountain division to +4.2% in the Middle Atlantic division.

US single-family home prices backed by Fannie Mae and Freddie Mac increased 0.1% in March 2026, as expected, following a downwardly revised 0.1% fall in February. For the first quarter, prices rose 0.5% from the previous quarter. Year-over-year, home values were up 1.7% between Q1 2025 and Q1 2026. House prices rose in 42 states, with Illinois showing the strongest appreciation at 7.3%. House prices were down in eight states and the District of Columbia. Colorado experienced the most significant price decline at 2.4%

US single-family home prices backed by Fannie Mae and Freddie Mac increased 0.1% in January 2026, in line with market expectations after a 0.3% rise in December. For the nine census divisions, home price changes ranged from -0.7% in the West South Central division to +1.7% in the East South Central division. Year-over-year, house prices rose 1.6% in December. The 12-month changes ranged from -0.8% in the West South Central division to +4.4% in the East North Central division.
