US House Prices Edge Up 0.1%: FHFA

US single-family home prices backed by Fannie Mae and Freddie Mac increased 0.1% in January 2026, in line with market expectations after a 0.3% rise in December. For the nine census divisions, home price changes ranged from -0.7% in the West South Central division to +1.7% in the East South Central division. Year-over-year, house prices rose 1.6% in December. The 12-month changes ranged from -0.8% in the West South Central division to +4.4% in the East North Central division.

US single-family home prices backed by Fannie Mae and Freddie Mac increased 0.1% in December 2025, following an upwardly revised 0.7% rise in November and below market expectations of 0.3%. For the fourth quarter, prices rose 0.8% from the previous quarter. Year-over-year, home values were up 1.8% between Q4 2024 and Q4 2025. House prices rose in 41 states, with North Dakota showing the strongest appreciation at 6.4%. House prices were down in nine states and the District of Columbia. Florida experienced the most significant price decline at 2.7%.

For the nine census divisions, home price changes ranged from 0.0 percent in the Middle Atlantic division to +1.1 percent in the East South Central division. Year-over-year, house prices rose 1.9% in November. The 12-month changes ranged from -0.4 percent in the Pacific division to +5.1 percent in the East North Central division.
