US New Home Sales Fall for 2nd Month

Sales of new single-family homes in the US tumbled 7.3% month-over-month to a seasonally adjusted annualized rate of 580 thousand in May 2026, the lowest in four months, following an upwardly revised 626 thousand in April and well below forecasts of 640 thousand.

New home sales declined for a second month in a row, as higher mortgage rates weighed on buyers.

Sales plunged 26.9% in the West (to 117 thousand) and fell 4.1% in the South (to 350 thousand).

In contrast, sales rose 3% in the Northeast (to 34 thousand) and soared 16.2% in the Midwest (to 79 thousand).

Meanwhile, housing supply increased to 496,000 units, equivalent to 10.3 months of supply at the last sales rate, the highest level since 2009.

Also, the median sales price of homes was at $424,900, compared to $416,500 in April and $424,800 a year earlier.

US New Home Sales Drops More than Expected
Sales of new single-family homes in the US fell by 6.2% from the previous month to an annualized rate of 622 thousand units in April of 2026, below market expectations of 670,000 units sold to reflect the lowest level in three months. Sales fell sharply in the south (-9.8% to 370,000), the Midwest (-25% to 66,000), and the Northeast (-12.9% to 27,000). Conversely, sales rose in the West (18.7% to 159,000). Housing supply stood at 489,000 units, equivalent to 9.4 months of supply at the last sales rate. Also, the median sales price of homes were at $422,500.

US New Home Sales Jump 7.4% in March
Sales of new single-family homes in the US rose 7.4% month-over-month to 682,000 in March 2026, exceeding expectations of 650,000 and up from 635,000 in February. Gains were led by the South (+11.1% to 441,000) and the Northeast (+80.0% to 27,000), offsetting declines in the West (-3.5% to 138,000) and Midwest (-5.0% to 76,000). Housing supply stood at 481,000 units, representing 8.5 months at the current sales pace, while the median new home price fell 6.2% year-over-year to $387,400.
