US Home Prices Stall in September: FHFA

US single-family home prices backed by Fannie Mae and Freddie Mac rose 0.6% in November 2025, the most since September 2024 and above market expectations of a 0.3% increase. For the nine census divisions, home price changes ranged from 0.0 percent in the Middle Atlantic division to +1.1 percent in the East South Central division. Year-over-year, house prices rose 1.9% in November. The 12-month changes ranged from -0.4 percent in the Pacific division to +5.1 percent in the East North Central division.

For the nine census divisions, home price changes ranged from -0.4% in the East South Central division to 1% in the West South Central division. Year-over-year, house prices rose 1.7% in October. The 12-month changes ranged from -0.7% in the West South Central division to 5.3% in the Middle Atlantic division.

US single-family home prices backed by Fannie Mae and Freddie Mac were flat in September 2025, following a 0.4% increase in August. For the third quarter, prices rose 0.2% from the previous quarter, signaling modest growth. Year-over-year, home values were up 2.2% between Q3 2024 and Q3 2025. Nearly all census divisions posted annual gains, with the Middle Atlantic showing the strongest appreciation at 5.7%. The only exception was the Pacific division, where prices edged down 0.1%.
