US New Home Sales Hold Near 2-Year High

Sales of new single-family homes in the United States inched lower by 0.1% from the previous month to a seasonally adjusted annualized rate of 737,000 units in October of 2025, ahead of expectations of 715,000 and loosely holding the 3.8% increase from September, which lifted sales to their highest level in over two years.

Sales fell in the West (-36.3% to 109,000), the Northeast (-14.3% to 24,000), and the Midwest (-9% to 91,000), offsetting the sharp increase in the South (16.9% to 513,000).

The number of houses for sale was estimated at 488,000, ahead of comparable levels from the previous year, to represent the supply of 7.9 months at the latest sales rate.

Meanwhile, the median sales price for new homes was $392,300, an increase of 8% from the previous year.

US New Home Sales Highest Since 2022
Sales of new single-family homes in the United States jumped by 20.5% from the previous month to a seasonally adjusted annualized rate of 800K units in August 2025, the highest level since January 2022, following an upwardly revised 664K in July and beating forecasts of 650K. Discounting and promotional offers were probably the main forces behind the surge. Sales soared in the Northeast (72.2% to 31K), the South (24.7% to 530K), the Midwest (12.7% to 89K) and the West (5.6% to 150K). Meanwhile, the number of unsold homes on the market fell 1.4% to 490K, equivalating to 7.4 months of inventory at the latest sales pace. The median sales price was $413,500, 4.7% higher than in the previous month.

US New Home Sales Eases
Sales of new single-family homes in the United States eased by 0.6% from the previous month to a seasonally adjusted annualized rate of 652,000 units in July of 2025, trimming the revised 4.1% increase in the earlier period and above market expectations of a 630,000 sold homes. Regionally, sales fell sharply in the Mid-west (-6.6% to 85,000) and the South (-3.5% to 388,000), offsetting growth in the West (11.7% to 153,00). In turn, new home sales remained unchanged in the Northeast (at 26,000). In the meantime, the number of unsold homes on the market also fell by 0.6% to 499,000, equivalating to 9.2 months of inventory at the latest sales pace. The median sales price was $403,800, 0.8% below the price from the last month.
