US Home Prices Rise More than Expected: FHFA

The average prices of single-family houses with mortgages guaranteed by Fannie Mae and Freddie Mac in the United States saw a 0.4% increase in December 2024, the same as in November and above market expectations of 0.2%.

Year-on-year, house prices rose by 4.7% in December, slightly above than the 4.5% increase in the previous month.

For the fourth quarter, house prices experienced a 4.5% rise from the same period a year ago, and a 1.4% increase from the previous three-month period.

Dr. Anju Vajja, Acting Deputy Director for FHFA’s Division of Research and Statistics, noted that US house prices grew at a slightly higher rate in the fourth quarter after three consecutive quarters of weaker appreciation, adding that price growth accelerated as the inventory of homes for sale tightened further.

US single-family home prices backed by Fannie Mae and Freddie Mac increased 0.1% in December 2025, following an upwardly revised 0.7% rise in November and below market expectations of 0.3%. For the fourth quarter, prices rose 0.8% from the previous quarter. Year-over-year, home values were up 1.8% between Q4 2024 and Q4 2025. House prices rose in 41 states, with North Dakota showing the strongest appreciation at 6.4%. House prices were down in nine states and the District of Columbia. Florida experienced the most significant price decline at 2.7%.

US single-family home prices backed by Fannie Mae and Freddie Mac rose 0.6% in November 2025, the most since September 2024 and above market expectations of a 0.3% increase. For the nine census divisions, home price changes ranged from 0.0 percent in the Middle Atlantic division to +1.1 percent in the East South Central division. Year-over-year, house prices rose 1.9% in November. The 12-month changes ranged from -0.4 percent in the Pacific division to +5.1 percent in the East North Central division.
