US Mortgage Rates Little Changed: MBA

The average contract interest rate on 30-year fixed-rate mortgages with conforming loan balances ($806,500 or less) in the US edged up to 6.31% in the week ending October 31st, 2025, from 6.3% the previous period which was the lowest in more than a year, according to the MBA.
“Mortgage rate movements were mixed last week as Treasury yields moved slightly higher following last week’s FOMC meeting” said Joel Kan, MBA’s Vice President.
Mortgage applications declined 1.9% after a 7.1% jump in the previous period, with refinance applications losing 2.8% and those to purchase a home falling 0.6%.
The average contract interest rate for 30-year fixed-rate mortgages with jumbo loan balances (greater than $806,500) increased to 6.43% from 6.38%.
The average contract interest rate for 30-year fixed-rate mortgages backed by the FHA rose to 6.13% from 6.12%.
