US Mortgage Rates Lowest Since October 2024: MBA

The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($806,500 or less) in the US fell sharply to 6.49% in the week ending September 5th 2025, the lowest since October 2024, from 6.64% in the previous period.
The decline follows a drop in Treasury yields after a weaker-than-expected jobs report fueled expectations that the Fed will resume interest rate cuts this month.
“Mortgage rates declined for the second consecutive week as Treasury yields moved lower on data indicating that the labor market is weakening.
The downward rate movement spurred the strongest week of borrower demand since 2022, with both purchase and refinance applications moving higher", said Joel Kan, an MBA economist.
Meanwhile, the average interest rate for 30-year fixed-rate mortgages with jumbo loan balances (greater than $806,500) decreased to 6.44% from 6.58% and the interest rate for 30-year fixed-rate mortgages backed by the FHA decreased to 6.27% from 6.31%.
