The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($766,550 or less) in the US soared to 6.81% in the week ended April 11th 2025, from 6.61% in the previous week, according to the Mortgage Bankers Association.
It is the biggest jump in borrowing costs since October and the highest rate since late February, tracking a big jump in bond yields as concerns about the trade war and the impact it will have on the US economy prompted investors to move out from US assets.
Meanwhile, the average contract interest rate for 30-year fixed-rate mortgages with jumbo loan balances (greater than $806,500) increased to 6.84% from 6.65%.
The average contract interest rate for 30-year fixed-rate mortgages backed by the FHA rose to 6.52% from 6.33%.
