UK House Price Growth Slows More Than Expected

The UK Nationwide House Price Index rose 0.8% year-on-year in September 2026, easing from a 1.6% increase in August and less than the estimated 1.3% rise.

It marked the lowest reading since December 2025.

Nationwide Chief Economist Robert Gardner said market activity and house prices have remained subdued in recent months, partly reflecting the uncertain economic backdrop, with the conflict in the Middle East putting upward pressure on energy prices and fueling inflation concerns.

However, he noted that private-sector wage growth has remained modest, which should give policymakers room to assess the extent to which tighter policy is necessary to ensure inflation returns sustainably to target.

Gardner added that affordability is improving as house price growth has remained well below earnings growth for some time, although higher mortgage rates have partially offset these gains.

Monthly, house prices decreased 0.2%, after a 0.2% rise in August and compared with forecasts for no change.

Nationwide Chief Economist Robert Gardner said renewed geopolitical tensions, particularly the conflict involving Iran and the US, have pushed up energy prices and contributed to volatility in market interest rate expectations. However, he noted that easing consumer inflation and moderating wage growth have given the Bank of England greater scope to assess whether further policy tightening is needed to return inflation to target. Gardner also highlighted that the latest housing survey showed the average length of residence has remained broadly stable at around 14 years, with outright homeowners staying in the same property for nearly 24 years on average, while private renters typically remain in a home for around five years. On a monthly basis, house prices edged up 0.1%, following a flat reading in June.
