Australia Home Values Rise for Third Consecutive Month

Australia's CoreLogic Home Value Index rose 0.3% month-on-month in April 2025, marking the third straight month of growth which added roughly $2,720 to the median value of home prices over the month.

All capital cities saw price increases, led by Darwin with a 1.1% rise, while Sydney and Melbourne recorded more modest gains of 0.2%.

Despite continued growth, the national pace slowed slightly from March’s 0.4% rise, with sentiment and auction clearance rates weakening over the month.

Tim Lawless, research director, noted: “The February rate cut helped spark an upward shift in housing conditions, but the effect of lower rates appears to be waning.

Meanwhile, household confidence fell in April amid uncertainty from the US’s ‘Liberation Day’ tariff moves and the upcoming federal election, likely prompting some buyers and sellers to hold off on making decisions.”

Price growth remained strong in Brisbane (1.6% vs 1.4% in January), Adelaide (1.3% vs 1.3%), and Perth (2.3% vs 1.9%), while values were flat in Melbourne (vs 0.2%) and Sydney (vs 0.3%). On an annual basis, national home values advanced 9.6%, moderating from 10.2% in January.

Prices continued to rise in Brisbane (1.4% vs 1.6% in December), Perth (1.9% vs 1.9%), and Adelaide(1.3% vs 1.9%), while rebounding in Melbourne (0.2% vs -0.1%) and Sydney (0.3% vs -0.1%). On an annual basis, national home values surged 10.2%, quickening from a 9.2% rise in December and underscoring the resilience of Australia’s housing market despite earlier signs of moderation.
