Australia Home Values Rise for 2nd Straight Month

Australia’s CoreLogic monthly home value index rose 0.4% month-over-month in March 2025, following a 0.3% increase in February.

This marked the second consecutive month of growth in home prices, driven by improved sentiment after the February interest rate cut, which positively impacted borrowing capacity and mortgage serviceability.

Sydney (+0.3%) and Melbourne (+0.5%), which carry the largest weight in the Home Value Index, appear to have turned a corner, with home values rising in both cities over the past two months.

Prices also increased in Adelaide (+0.8%), Brisbane (+0.4%), and Perth (+0.2%).

Price growth remained strong in Brisbane (1.6% vs 1.4% in January), Adelaide (1.3% vs 1.3%), and Perth (2.3% vs 1.9%), while values were flat in Melbourne (vs 0.2%) and Sydney (vs 0.3%). On an annual basis, national home values advanced 9.6%, moderating from 10.2% in January.

On an annual basis, national home values surged 10.2%, quickening from a 9.2% rise in December and underscoring the resilience of Australia’s housing market despite earlier signs of moderation.
