Ireland Property Prices Unchanged in May

Residential property prices in Ireland increased 6.2% year-on-year in May 2026, unchanged from the previous month. House price growth edged up to 6.0% from 5.9%, while apartment price inflation eased to 7.2% from 8.1%. By region, annual property price growth in Dublin slowed to 4.7% from 5.5%, while prices outside the capital rose 7.3%, accelerating from 6.8%. Within Dublin, the strongest growth was recorded in Dún Laoghaire-Rathdown at 5.0%, followed by South Dublin at 3.5%. Price levels continued to vary across regions, with Dún Laoghaire-Rathdown recording the highest median dwelling price at €689,325, while Longford remained the least expensive, with a median price of €198,000. On a monthly basis, residential property prices rose 0.5% in May, following a revised 0.1% increase in the previous month, marking the strongest monthly gain since December 2025.

Within the capital, the highest growth was recorded in Dún Laoghaire-Rathdown at 5.9% while Fingal saw a rise of 3.6%. Price levels varied across regions, with the highest medium price for a dwelling reaching €685,750 in Dún Laoghaire-Rathdown compared to the lowest reaching €197,000 in Longford. On a monthly basis, residential property prices remained unchanged for the second consecutive month.

House price growth slowed to 6.1% from 6.2%, while apartment price growth eased to 9.1% from 9.5%. Regionally, prices in Dublin edged up to 5.7% from 5.6% in February, while growth outside the capital slowed to 7.2% from 7.6%. Within the capital, Dublin City recorded the strongest house price growth at 6%, followed by Fingal at 3.4%. Price levels also varied significantly across regions, with Dún Laoghaire-Rathdown posting the highest median dwelling at €685,000, compared to the lowest in Donegal and Longford at €200,000. On a monthly basis, residential property prices stagnated in March from a downwardly revised 0.3% drop in the preceding period.
