Australian Home Prices Fall 1.2% in October
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index declined 1.2% month-on-month in October 2026, extending the downturn and leaving home values 6.7% below their March 2026 record high. The decline spread across more capital cities and regional markets, as affordability constraints, higher interest rates, elevated living costs and weaker consumer sentiment continued to erode purchasing power and dampen buyer demand. Among the major cities, Brisbane and Perth recorded the steepest monthly declines, with prices falling 2.0% and 1.7%, respectively. However, the correction remained more pronounced in Sydney, where values dropped a further 1.6% in October, leaving them 9.4% lower year-on-year. Melbourne also continued to experience significant annual declines, with prices down 7.6% over the year, despite a milder monthly fall of 0.8%. Adelaide remained relatively resilient compared with other major markets. Although home values declined 1.2% in October, they remained 3.7% higher than a year earlier.

Australian Home Values Fall Again
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index fell 1.1% month-on-month in September 2026, and are now 5.2% below their March 2026 record high, as the downturn spread across more capital cities and regional areas amid affordability constraints, higher interest rates, elevated living costs and weaker consumer sentiment, all of which have reduced purchasing capacity and dampened buyer demand. Brisbane posted the sharpest decline among capital cities, with values falling 1.5%, narrowly exceeding Sydney’s 1.4% drop. Sydney remains at the forefront of the correction, with values 8.6% below their February peak, while Melbourne fell 0.7% and is now 7.2% below its November 2025 high. Nationally, home values were flat year-on-year, with strong gains in Perth (10.1%) and Darwin (11.9%) offset by declines in Sydney (-7.0%), Melbourne (-6.2%) and Canberra (-1.6%).

Australian Home Prices Extend Decline
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index fell 0.9% month-on-month in August 2026, following a 1.2% decline in July. Home values are now 3.6% below their peak, although still 2.7% higher than a year earlier, as the housing downturn spread across more capital cities and regional areas, with the prospect of further policy tightening pointing to tougher conditions ahead. Sydney and Melbourne again led the declines, falling 1.4% and 1.1%, respectively. Nearly all capital cities recorded losses, with momentum also cooling in previously strong markets such as Brisbane and Perth, which fell 1.0% and 0.8%, respectively. Cotality said Sydney prices, now 7.1% below their February peak, were now falling faster than during the 2022-23 correction, when the RBA raised interest rates by 425 basis points and home values declined 6.6%.

Medium Market ImpactAustralia Home Prices Post Biggest Drop Since 2022
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index dropped 0.7% month over month in July 2026, marking the sharpest monthly decline since December 2022 and accelerating from a 0.4% fall in the previous month. The downturn was driven by higher borrowing costs, affordability pressures, and weaker consumer sentiment that continued to weigh on housing demand. Among the major capitals, Sydney and Melbourne continued to lead the losses, with home values falling 1.4% and 1.2%, respectively. The weakness also spread to previously resilient markets, with Brisbane declining 0.6% and Adelaide slipping 0.2%, marking their second straight monthly decline, while Perth posted a modest 0.1% gain after contracting in June. Regional markets also softened, with the combined regional index falling 0.2%, its first monthly decline since January 2023. Despite the monthly setback, Australian home prices remained 5.3% higher than a year ago in July.

Australia Home Prices Post Sharpest Monthly Decline in 3½ Years
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index fell 0.4% month over month in June 2026, marking the steepest monthly decline in three and a half years. The downturn reflects the fading momentum of the country’s record housing boom as higher borrowing costs weighed on affordability and a tax crackdown on investment properties dampened buyer demand. Among the major capitals, Sydney and Melbourne recorded the largest declines, with home values falling 1.2% and 1.0%, respectively. Growth also lost momentum across the mid-sized capital cities, with Adelaide flat, Brisbane posting a modest 0.3% gain, and Perth rising 0.7%. Despite the monthly setback, Australian home prices remained 7.3% higher than a year earlier in June.

Australia Home Prices Stall in May
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index was unchanged in May 2026, after rising 0.3% in the previous month. The latest reading marked the weakest monthly result in a year as the housing cycle continued to lose momentum across most markets. The slowdown had been building for some time and was further reinforced by higher borrowing costs, ongoing geopolitical uncertainty linked to the Middle East conflict, and new tax measures announced in the Federal Budget, all of which have tightened affordability and reduced serviceability for borrowers. Sydney and Melbourne led the downturn, with dwelling values falling 0.9% and 0.8%, respectively, leaving values 2.1% and 2.9% below their cyclical highs reached in November 2025. Elsewhere, home prices continued to rise, albeit at a slower pace. Perth and Darwin recorded the strongest monthly gains at 1.5%, followed by Brisbane and Hobart at 0.9%, while Adelaide advanced 0.5%.

Australia Home Price Growth Slowest in Nearly a Year
Australia·CoreLogic Dwelling Prices MoM

Australia’s CoreLogic Home Value Index rose by 0.3% in April 2026, slowing from a 0.6% increase in March and marking the weakest growth in nearly a year. Higher borrowing costs and the Middle East conflict pushed Sydney and Melbourne into outright declines, with both cities seeing a 0.6% drop as more properties entered the market. The Reserve Bank of Australia has raised interest rates twice this year, in February and March, to 4.1%, reversing two of last year’s three cuts to curb inflation. Other capital cities saw slower but steady growth: Perth prices rose 2.1%, while Brisbane and Adelaide gained 1.1% and 1.2%, respectively, supported by low inventory levels. Demand from first-home buyers continued to drive growth in lower-priced market segments.

Australian Home Prices Rise at Slower Pace in March
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index increased by 0.6% in March 2026, down from a 0.7% rise the previous month. This slowdown reflects shifting expectations of further interest rate hikes, which have tempered price growth and reduced market activity. The cooldown was most pronounced in Sydney and Melbourne, where prices dipped by 0.1% and 0.2% respectively, and transaction volumes weakened significantly. Meanwhile, mid-sized capitals continued to see robust growth, with Brisbane (+1.8%), Adelaide (+1.2%), and Perth (+2.5%) leading the gains. As the Reserve Bank of Australia (RBA) signals more rate hikes ahead, the housing market faces growing headwinds, making a rebound in price acceleration unlikely in the near term.

Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index rose 0.5% month-over-month in December 2025, easing from 1.0% in the prior month and marking the weakest monthly increase since May. The slowdown underscored the cooling momentum in housing, with affordability pressures, elevated borrowing costs, and softer year-end demand weighing on buyer activity. Australian Home Values Continue Rising
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index rose 1.0% month-on-month in November 2025, slightly below October’s 1.1% gain, which had marked the fastest monthly increase since June 2023. The modest slowdown suggests the impact of recent interest rate cuts may be easing, while affordability pressures continue to steer demand toward lower-priced properties. All major capital cities recorded gains, with Melbourne up 0.3% and Sydney 0.5%, while Brisbane rose 1.7%, Adelaide 1.9%, and Perth led with 2.4%. On an annual basis, national home values climbed 7.2% in November. Tight housing supply is expected to continue supporting prices in the near term, though longer-term trends will depend on broader economic conditions, RBA cash rate policy, macroprudential measures, and initiatives for first-home buyers.

Australia Home Prices Rise the Most since 2023
Australia·CoreLogic Dwelling Prices MoM

Australia’s Cotality Home Value Index rose 0.9% month-over-month in September 2025, the biggest gain in nearly two years, compared to 0.8% in August. The rise was mainly driven by rate cuts and record-low listing. The monthly gain was broad-based, led rise of 1.6% in Perth, 1.1% in Brisbane and 0.9% in Adelaide. Meanwhile, Sydney prices rose 0.8%, while Melbourne lagged a little at 0.5%. "The spring selling season is shaping up to be a strong one, with vendors claiming the driver's seat. Low advertised stock levels and higher buyer demand are a recipe for solid selling conditions that will likely see prices lift further through spring and into the end of the year", Cotality said. Considering Q3, dwelling values rose by 2.3% at the 5-city aggregate level.

Australia Home Values Rise for Third Consecutive Month
Australia·CoreLogic Dwelling Prices MoM

Australia's CoreLogic Home Value Index rose 0.3% month-on-month in April 2025, marking the third straight month of growth which added roughly $2,720 to the median value of home prices over the month. All capital cities saw price increases, led by Darwin with a 1.1% rise, while Sydney and Melbourne recorded more modest gains of 0.2%. Despite continued growth, the national pace slowed slightly from March’s 0.4% rise, with sentiment and auction clearance rates weakening over the month. Tim Lawless, research director, noted: “The February rate cut helped spark an upward shift in housing conditions, but the effect of lower rates appears to be waning. Meanwhile, household confidence fell in April amid uncertainty from the US’s ‘Liberation Day’ tariff moves and the upcoming federal election, likely prompting some buyers and sellers to hold off on making decisions.”
